Provide value by finding and managing the deal while the partner brings their experience and ability to raise money... it might not be a lot of equity % on the first few but the important thing is the experience and building a track record.

My most recent credit score is fair-good and by my calculations, I will have $10K saved by the time that I am ready to purchase the property and move in, but that's my only liquid capital ($10k).

I am in intensive care soon to get back on track maybe I will only get to 5000 but it beats 800 that I used to do when I got around to it that slowly Diminished my not very well qualified leads down to nothing.

If you have to put everything on credit cards so you can pay your Contractors, or find a small loan for it, go that route.
