I'm counting on a friend to join me in the move and we're looking at ~1600 for two bedroom apartments - reasonable compared to NYC or DC prices. 

I work in sales and 90% of my income is commission and they need at least 2 years at it to count my entire income, so they only count the base pay which is only 1200/mo. 

I feel like I overpaid but eight years and counting no water.

@Jon Klaus  say 40,000 owning 3 each  ... now I am talking SFR's  multi is different class in my mind.or 1 to 4 unit counts as one...

At the same time it sounds like almost pure philanthropy when you count in opportunity-cost.

Definitely don't count on the MLS but there is still some opportunity out there.
