Is it feasible to just paint the stairs?  

There is a mobile home that I am going to look at and have know clue as to how to buy or what to look for. would like to rent it out. it is old - so I will need to replace the furance paint carpet ect. 

Plumbing, electrical, foundation, paint in and out, and resell owner finance.

Listing agent stated that a couple of units need paint and one may need new carpet and that current owner had updated bathrooms and windows throughout. 

You can't tell the last time it was painted, had new floor coverings, rotted porch floors, etc. 

My favorite "improvement" is a fresh coat of paint and clean.  

The place is in pretty good shape, but looks like complete crap from the outside due to peeling paint and weeds poking through concrete. 

Ex...lead paint, asbestos, etc.  

Appraising is an art and a science, you can't paint a master piece with a paint by numbers set.

Both bathrooms need a total rehab, kitchen floor redone and the whole place painted.
