I started work a week prior to closing and at closing the deal almost got derailed because sellers weren't truthful about plat survey and property lines.

Just wanted some feed back from others who know what they're doing prior to plopping down over 3k to get savings, ya know?

We feel confident that once we apply our own screening criteria, we could find decent section 8 tenants, however, I am questioning, as a safe guard, if it's legal to give a tenant a notice of terminating a lease if the tenant has caused enough damage or incurred enough fees to deplete their security deposit.For a prior experience example, our last Section 8 tenant (the "final straw" tenant) had a $650 security deposit and at one point, had the front door kicked in, breaking  the door, both locks, and breaking the surrounding plaster (not due to a home invasion).

She took the sellers word on the size- they said it's what the house's size was reported at during the last appraisal, though she never confirmed it by viewing the appraisal.We want to address the large disparity in sq. ft. prior to closing, but our realtor has indicated she's out of town until Saturday.  

Larger box spaces tend to take longer to lease out as bigger companies are slower to move and rent is typically higher compared to a larger pool of smaller tenants going for the regular type spaces.National tenants tend to want brand new buildings with higher ceilings for storage and shipping.

Here's some safe advice, Stay Local and join your REIAs and Meetup groups.........much, much, less expensive training(compared to Gurus) with much better content.Sorry for the long post but needed to comment on my disastrous experience.

Friends have suggested that we meet with a real estate attorney in order to ensure that we have everything lined up legally prior to beginning the endeavor.Our real estate agent gave us the name of a seasoned real estate attorney in South County and we are meeting with him next week.

Then schedule their "FINAL walkthrough" two weeks prior to closing.

Can anyone share any advice as to starting demo work prior to closing.
