The lenders I've spoken with start asking for documentation "to validate the financial viability of the business" even though there's clearly more publicly available information from these companies than any kind of private investment. 

I'm going to talk to customer support with both companies again, but thought I'd check on any thoughts from those who might have had personal experience with either company or changing programs in general.

Tenant will continue to pay for utilities and any difference (or loss in rental) if home is leased for lower monthly rent than current lease term. 

My company signs long term leases with investors to lock in great returns with them.

Does anyone have recommendations or good experience with a company that handles this?

These factors would include the numbers of properties that can be managed efficiently; the amount of capital their acquisition consumes (which is function of their down payment and financing terms), the quality and durability of the income stream they produce both in times of inflation and recession, their fiscal independence from government subsidies, and the time one must spend puffing out fires in order to continue to function.

I'm also curious who the best mgmt companies are in Twin Cities area.

Some states have professional assesment fighting companies that only charge a percent of the savings.

At some point I signed up for promotional emails from a company called Here.

I had a similar experience also didn't get 2 of my properties rented by November after I turned over one at the beginning of August and the other mid September.I switched to another local but flat rate company who rented both in less than 2 weeks.
