As the previous poster noted, there are fixed costs that need to be paid even if the schools are completely shut down.In my area, many K-12 schools are going digital (distance learning) for the fall.

Otherwise is you still want small multifamily I would look at markets outside of your immediate city or state, and look up David Greenes book on Long distance Real Estate investing.
