Hello, I'm thinking of approaching some probate attorneys to build meaningful relationships and partnerships with them to eventually wholesale their clients' properties and make it more seamless of a process.I'm young and don't have that much experience in the probate world and wanted to throw this out of the BP community.

It depends on the kind of reputation you have, and or create for yourself.My thought process is based on trust, knowledge of their market and property investing in general, commitment to me and their other clients and follow through.

@Eileen D.I totally agree with the above post and wanted to add that showing a home with tenants requires a 24 hour notice, which can significantly impact whether a realtor will take their clients to see it.  

Honestly, we have about 130 out of state investors as clients and it kills me that we have over 70 clients in California, several Israeli investors (most have started selling though,) and from Colorado, Washington, New York, and various other markets, but so many locals don't know how good we have it here.

Hello @Jose Gonzalez I can introduce you to my mortgage broker who deals with a few of my investor clients.

Many clients are able to do larger flips/refi's from the added short term appreciation vs just the equity made through value add.
