Bigger Pockets was one of the first resources recommended to me, and it's been a gigantic help.By way of background, we reside in Orange County, CA, and just within the last several months finally emerged from the smoking ruin of the Great Recession.

I paid a few hundred bucks in labor, 2 lunches, and 2 packs of cigarettes vs. $3500 in labor).  

I'll tell you right now, it's going to be nearly impossible to find a private money lender(outside of family and friends) or a HML that will loan to someone with no experience unless they are partnering with someone with experience or have a smoking hot deal that is nearly can't miss.

If you are keeping the tenants make sure all no heath or safety issues exists in the units, check smoke detectors, etc.

Since we didn't have to repaint the interior, the only method that worked getting the smoke stench out of their was hiring an odor remediation company (~$750 for that size of house).
