If you have another strong buy on the table and need the cash, the argument tends towards cash out refinance.One caveat - in my experience, appraisals for cash out refi often come in low.I believe you can start the process and adjust your loan decisions once appraisal comes in.

Having options is nice.The decision on whether to do a cash-out refi and keep the property or sell outright and do a 1031 Exchange into a different property all comes down to what you are trying to accomplish.
