It's a notoriously steady tenant base that chooses renting for the sake of flexibility on their orders.

I don't know why it chooses to show some and hide some, but that's my issue.

That's another 5% off of your cash flow.I choose to preemptively fix anything that will likely need to be fixed within the first 3 years, at the time of purchase, and I keep a general reserve on hand.  

To me it is not worth risking reputation, morals, etc. simply to get a deal.

I primarily do the fix ups and handle management, but like I said If i can make 30-50k on a filp in 3-5 months I choose that over renting out properties that will pull in 20k a year then after taxes, ins, utilities, you will clear 12-14k.I treat rentals as just a stepping stone or beginning foundation.

Its not entirely faith based investing, the platforms have a vested interest to insure they are doing an exuberant amount if vetting on developers, as at the end of the day it will result in the retention and reputation they build with their crowd.

I am so tired of having the CPA say "ask your attorney"  or the attorney telling me to "check with your accountant"  I would like a one stop shop that will leave me confident that I am covering my assets/choosing the correct entities and taking advantage of all of the tax advantages of real estate investing. 

Thus, I need to find some contractors who are reputable, experienced, and investor-friendly that service the Bremerton area.  

If they were given enough information to make a qualified, educated decision they would be more able to not  only choose wisely but to commit to their decision and stay with it.It's said that successful people ("entrepreneurs") decide quickly and change their minds slowly, if at all.
