What seems to be the case is that all the ones for sale now are overpriced, as the sellers have seen the rebounding market and are hoping the market catches up to their price, not the other way around.I bought my fourplex in 2012 for $177k on Alan Kent.

@Alan Diamond Contact a lawyer on the best course of action but in this situation I would serve a notice to quit and let it play out from there.In my experience once a tenant falls behind they will never catch up.

I have a 9-5 where it seem like I'm struggling to keep up with both most of the time, with a family to raise, getting what seem to be nothing accomplished during the week and then playing catch up on the weekends, OMG the time flies and man does it go fast!!

After catching up with an old friend (and Pro member here) I realized how short sighted I was being and have so much at my disposal to work with in terms of income from my day job and leverage available to me.I'm an extremely methodical person which has a tendency to create analysis paralysis but plan on spending the better part of this year putting a solid plan together for my next deal to occur in 2017.

It appears that the owners just walked away from the property, so catching them at home or contacting them by mail isn't an option.
