i would pay down the one with the least amount of equity first.

The going interest rate makes it seem difficult to cash flow $600/month.

Deals with "hair" on them take time, strategy and a good amount of luck, but they do turn into gold mines. 

The security deposit from the old lease was carried over in the amount of $2000.
