Do they care if you use a HELOC to purchase another property out of state, or does it make no difference to them since it is a collateralized loan? 

I don’t care if it costs 7 grand .to switch .,. 

I've done a fair amount of research into the benefits and drawbacks of different markets, but selecting one over the others feels like guesswork.

I assume there are some gardener/pool service that you might be taking care of, or maybe not?

Self management can also be highly profitable (more than just the 10% fee) and allow a great deal of control when selecting your tenants. 

I have a great property manager out there that takes care of all my rentals.
