We have physician clients that work in the suburbs that need to buy something close to their hospital in the case of bad weather or they need to be close to the hospital.

I have switched up my buying strategy entirely to only going after landlords with 100% equity.

Use cash and think if you really need it before buying something. 

I would love to buy an existing one first to get the experience, but am also open to developing from scratch.
