This is what I found so far on BP beginners guide:If you are not buying a property from the MLS and do not use an agent, you can usually get a fill-in-the-blank purchase and sale agreement online, at a paper supply store, from an attorney, or free from a local Title and Escrow company.

If you've got the capital to get in and the business sense to invest in MF, I would say go straight for the MF investment.Michael Blank wrote a great blog post on how investing in SF isn't a necessary stepping stone to MF investing...i'd recommending reading through it here:https://www.biggerpockets.com/renewsblog/2015/11/0...Best of luck!

Best way to find out: ask point blank, after telling them that you want to see if you can make this work.If they want monthly cash flow with no headaches, then give them a deal that gets them that (30 yr fixed %)If they want above, but want their money in say 5 years, do a balloon payment in 5 with the above terms.If they need some cash, give them some cash, and the balance in owner financing (30yr fixed %).if 30 yr is too long, go shorter, if % too low, go higher...
