Why bother with uncertainty of retail, especially during these times! 

Both units are 2 bed - 1 bath and were both vacant at time of purchase.

One option is to go full commercial, knock down the cottage and build a small retail strip for lease.

I teach live classes and webinars, both on what I call retail real estate and investing. 

If they don't follow certain rules on how and when to use the funds then the loan may not be forgiven and the bank will still want to know the borrower can repay.On the retail strip center side most tenants are sending letters asking for 3 months rent relief.

They've stated all furnishings, bedding, electronics and daily use items must be removed and relocated into one of the habitable areas.

-This idea that tenants (both residential and commercial/office/retail) are going to "get caught up on rent later" (by spreading out the missed payments or tacking them onto the end of the lease) is complete fantasy.

For our Wylie TX project, we'll be building a 22-unit development (all 2 bed 1 bath stacked units).
