I guess what I am really wondering is if you are you essentially trading potential equity in a home for being able to avoid a seasoning period with the delayed financing route?

There are a lot of factors on the rent analysis for it to be accurate  (does it have a pool, is the pool updated, does it have a spa, kitchen/bathrooms updated, proximity to nightlife/activities, what is the back yard space like?).   

I work as a CAD Draftsperson (3D modeling of our fixtures to create blueprints, programs and cut lists) as well as a Carpenter when some extra help is needed on the floor.I bought a little ranch 2BD/1BR house in Milwaukee (Bay View), Wisconsin six years ago and have done a lot of work to it over the years - new custom kitchen, appliances, refinishing of original oak flooring, A/C, bathroom and 6' fenced in yard.

This property has 3 bedrooms, 1.5 bathrooms and approximately 1,260 sqft of floor space.

I am 1099 right now working as a contractor so proof of income is essentially limited to bank statements.My credit is around 700 and I can show a good amount of income with bank statements, just don't have pay stubs right now.

@Ivan Alvarado Check if the PM has multiple cleaning crews, takes care of laundry/linens, restocking bathroom items, property maintenance, etc.I'd recommend you ask them open ended questions and pay close attention to their responses.

Besides Bedrooms, Bathrooms, and Sqft, what do you guys put at the top of the list?

You are essentially selling the house to the appraiser.
