They will haggle over the expenses, and possibly the cap rate, which inherently gives you some room to move on price (back up to the point where you would be happy with).

Don't go full cash everything unless you are really bad with credit cards as you will need a paper trail to build back up that you are a worthy credit gamble for banks.
