@Bryan Rodas  most investors and realtors don't bother attempting to consider making adjustments. 

They have even called code enforcement out to the house in attempt to find issues.

In many of those we tackle the fridge & stove is a big problem, so I attempt to recess them.Sanding finishing etc cabinets is OK if the layout is conducive to what you want.

While pre-qualifying, the lender attempts to gather general information which describes your credit history, current income and assets, debt (if any), typically without pulling credit and/or requiring hard documentation to prove those assertions.

Okay so I’m going to attempt to make this as short and simple as I can.

@Douglas Spence There may be an attempt at a beard and longer hair, however I intend on staying a lean, mean, fighting machine (no getting fat for me!).

State you have made multiple attempts to contact and you are doing a welfare check / property inspection.

This makes it difficult for a new investor when attempting to find a deal that cashflows enough to make it worth buying (depending on your goals). 

Would you recommend I reach out to investors and just try to wholesale properties or look into Hard money lenders and attempt to flip properties?
