Friendly Canadian needs help

I have been running numbers on a number of investment opportunities and the majority of them have a negative cash flow. I am very new to this and am wondering if this is normal for my first time or if I am just looking at properties that should not be purchased by me at this point in time. Basically what is a good cash flow for my first investment. I apologize if this is a silly question this is my very first attempt. Thank you for any advice that is offered.
