Very interesting to see you go through the stages and clean the property up.Do you still own it today?

You could suggest the idea by staging it with a standing coat rack and maybe a shoe organizer.

I'm selling a house in Willingboro to a couple of guys that have 5 flips all in different stages.

.- Don't try to skip necessary repairs (it will ultimately cost you more)- Practice your negotiation skills- Buy your own finish materials- Stage (will save on holding costs and may get you a higher sale price)- Hire an inspector to inspect your house before you sell (cheaper to fix things BEFORE the new buyer finds them)

That come at the offer stage.  

Why would anyone pay for info from someone who participated in such an obviously set up, staged, BS show about a group of "competing investors" who all just happen to show up at an auction property 5 minutes before auction, don't know if it has a pool, never heard of google maps/earth, bidding $150k "hoping" to make $10k if everything works out, yada yada yada.....

As soon as he points the finger that it's actually your house and you just had this arrangement in order to get money from the bank for doing work on your own house, your whole house of cards will come tumbling down.  

I am in the beginning stages of looking into how to work a deal with my father on my first investment property and the best way to structure a deal with him where he would provide a chunk of change for the deal.I recently read a lot of posts in the forum "Cash Gift From Parents can't be used for investment purchase?"

If you have a step by step for MAO before you bought it, then use that formula, but this time re-arrange it with the unknown rehab costs, it is just basic algebra.
