Personally, whenever I close on properties, one of the first things I do is to replace all the toilets.

All I'm doing is finding the buyers not facilitating the transaction.

With all costs, we ended up with a 22% cash on cash return.   

Not all (self cert) architects though do multifamily residential so if you want to consider a few options you will have to reach out individually to find out the architect's practice areas.
