Rookie investor here; what set data points do you try to find when you're researching a submarket?

I'm guessing that if you're trying to close before construction is completed, then the real estate contract would be a set amount for what's already been completed and there would be an addendum to attach your construction contract for the remainder of the project, right? 

You can set it up so you will get a cell phone alert when the camera senses motion. 

My understanding is that Speed to Lead is a big deal and for any prospective seller who decides to fill out a form and set up an appointment with you should be contacted within a few minutes to hours.
