Why is this? 

I don't think we will ever have enough "doors" to replace an income in this time frame, but we would like to get to 5 doors in the next 5 years which we would sell in 10-15 years to help supplement our retirement income.  

They do have other options that you can add-on, such as electronic inspection reports, mailing services and e-lease (this one is included if you're a Pro member which I am not) but I haven't found the need for any of those services yet.  

I was debating this as well, but since this area is not a really hot market I wasn't sure if starting the price off low would work to create a bidding war or not.

If so, any law firm or agency you can recommend to help with this?

This gives people little reason to choose older existing homes over new developments.

When you talk to investors who are local and have been doing this for many years, that's the ballpark number you get.If you want cash flow start or buy a business, it's called in-vesting for a reason.

I just turned 18 a couple months ago and while I do work a 9-5 job, it is my dream to not have to do this forever.
