Some people have them for anxiety and possibly the firearm makes them feel more safe and secure. 

It'd just be one less person to hold accountable if things go bad or they end up leaving damage/money owed that isn't covered by the security deposit when they move out. 

Knowing everyone is busy and not wanting to waste anyones time, how do YOU deal with securing access to the property so you don't have to ask the owner to stop by each time your contractors need in to do the walkthrough and write up a quote?

They don't seem to want to take the easy way out, they probably think they're going to get their security deposit back.

Usually lenders will look at the past 2-3 years of real estate activity and a schedule of addresses you closed on to confirm that experience.One way to secure better terms is to partner up with an investor who has recent experience.

I had many issues like that and since I keep good records of lien releases, I would just email them a copy of the release and they are like : "Oops.. we should have seen it in public records but now that we have book and page number we are good to go"...

Just stick your drain hose down there and make sure it’s secure enough that it won’t come out. 

Highly recommend a video doorbell to keep an eye on the property, makes sure cleaning gets in there on time and just general security.

@Paul WinkaFirst and foremost - you shouldn't lend that much without it being secured.
