The basic formula is ARV - Needed repairs - 3-5k for assignment fee = offerexample $45,000 - $10,000(repairs) - $5,000 (fee) = $30,000(offer)Hope this helps

What about the Maytag Man for every little repair fee?

We have done inspections and everything is clean with both properties minus about $2k in repairs.

It leaves about $2,000 a year for repairs. 

My broker is telling me I can’t title/deed the house to my company and then sell it to myself and my fiancé after the repairs are done and put a mortgage under it. 

Regarding what information you should provide I would suggest the complete Street Address, photos of the interior and exterior, the ARV, Comps, and estimated repairs.

.); guidance through inspections (as many sellers get emotional and lose sale during this process), coordinate required repairs, resale packages, comps for appraiser to help avoid appraisal issues,  pest and moisture reports, walk-through, etc.
