I am not physically there but I made a trip this past weekend to check it out and got a lay of the land.

Much of REI involves the cerebral side, as opposed to the physical side.  

If I had a concern about a tenant, I would call the owner and tell them they had blemishes and explain to what degree such as bankruptcy but I could not provide the physical report to them.  

If you already "own" a third of it, what's stopping you from exercising your right to just go live in it, and make any monthly dollar adjustments that would still see the others get the same return on their two thirds?
