In the mean time, however:- I want to get in there and make some mistakes on a good cheap flip- I want to go to REIAs, and build some relationships: Local partners, contractors, investors, financiers, realtors, you name it; I want to build a strong network.- I want to dabble in whatever niches I can; flipping, buying to hold, both sides of whole-selling, etc.How are you going to do all of this while working full time?

Selling isn't really a good option right now since I think I over-paid a little because I underestimated the amount of work it needed (rookie mistake I know, I'm learning from it) so I haven't increased to value enough to cover my initial investment and paying a relator commission.

But make no mistake, any STR with 25-30% PM fees AND a good size HOA fee (which any mountain town will have because of snow removal) will cause your expenses to be much higher than a typical rental.
