One thing though, I also want to do some minor updates i.e. paint interiors, carpeting, and appliances to name a few.

And if they have to drill holes for interior piers, you pretty much will have to replace the entire flooring. $$$$3.

If I didn't have a full time job I would consider working/ interning for a property management company in my area to learn the ins and outs of what they do.Good luck!

Did the contractor at least mention that OSB (oriented strand board) in that thickness is less than half the price of plywood and would be perfectly fine in an interior application like this?

We updated interior paint, added granite countertops, and new kitchen appliances.

They are also not recognizing the 3rd floor as ever being approved for occupitable space which is now considered an addition, forcing us to bring the property into compliance with the International Building Code not the Existing building code as stated in the email.

The duplex interior looks decent but you're gonna have some major capex upfront! 

Tenants are very clean and take good care of the interior, so if they left the property would be cleaned/move-in ready in about a week.
