However, if you anticipate selling the package in bulk and replacing with more than three properties or if you want to identify more than three properties then you'll want to keep the aggregate value of your potential list at or below 200% of the sales price of the portfolio.  

As for the SFHs, if the Agent is adamant they "all gotta go," then it is realistic to ask for P&L statements on the entire package, which would, presumably, break down each property's profitability.  

Within the last 5 days, the loan balance has to be paid in-full although there's a provision in the loan document that states it's at the bank discretion if they would accept the arear outstanding balance and stop the sale. 

Although, it may be a good idea to bundle the internet with a basic TV package without DVR or Pay Per View to provide guests at least a limited TV experience.Unrelated Note: If you’re going to replace the TV, I tend to recommend Samsung TVs as they are the only major brand to have all four big internet TV services.

you should evaluate each deal individually, unless they are being sold as a package of some sort or it gives you some other advantage.you can use the 15k deal as leverage perhaps to lower the price on the second house. if you are not cashflowing at 150k-160k dont buy it, unless you wanna gamble on appreciation. also, by owning three homes next to each other you are increasing risk because all your eggs are in one basket.

The class I believe is for many beginners who have no clue at all may be worth the money but $10,000 is hard to swallow for the cheapie package.
