The whole thing was a huge miss by the Penfed loan officer.

In my opinion a title search shouldn't be relied on the take title to property because it's always possible something affecting title was missed.

There is too much induced friction.I also agree with @Jay Hinrichs regarding the inability to jump to the last post.I vote for the now-missing "Go to Old Forums" button.

Maybe I'm missing the humor here?

The turnover itself required some cleaning they missed (under appliances, mopping, windows, cleaning carpets, etc), carpet replacement (normal wear and tear) and painting which I know I can't charge for, but were an expense I had sooner than planned with their early termination.  

Since I don't get notifications when someone comments on my post without tagging me, this was how I checked to make sure I didn't miss any comments. 

I have not counted in any repairs or updates, so I know that number is missing and should go into the calculation.
