Also if I did go for top dollar flip do you think I would get a higher ARV going with a more modern look on the interior (White with stainless steel appliances brush nickel hardware, White bathroom tile etc.)   

When you visit these stores you get the material costs for items as well as the installation costs on many things like flooring, countertops, cabinets, water heaters, appliances, tile, lighting, toilets etc.

We have redone the kitchen counters, cabinets, blackspalsh, added cabinets and stainless steel appliances.

The 4plex is newly remodeled and in a decent area, but with the age of the building and size of the units, top-of-the-line appliances don't really make sense. 

Familiarize yourself with the costs of materials such as types of flooring, water heaters, heat and a/c units, appliances, counter tops, windows etc.

Hey Cameron,When doing a walkthrough I like to check all of the most common issues in any house as well as the age of appliances and major items like the roof and so on.

Improvements after purchase - paint, new carpet/vinyl flooring, new blinds and all new stainless steel appliances.

I did all of the demo including removing the old carpet, baseboards cabinets, countertops, appliances and old tile.

Self managing is hard, but if you put all new appliances and good quality floors/ cabinets you'll have less headache.
