If you do that, you can last a long time if you can actually find deals, and you'll know your deals are sold before you even write the offer.

This could continue the income stream for several years (as long as you wish to write the contract for) and soften the taxes for the sale.

Obviously, put this in writing and make sure they understand it.  

After our last experience w/ such a society we would not submit plans for approval before having the society put in writing what they will approve.
