I work full-time so my husband and I are driving around different cities about 2 hours away from Burbank on the weekends while reading, listening and learning during the weekdays.

These days I use a realtor to sell all my houses, we have sold four houses this year, two sold the first weekend, the other two sold the 14 dom or less, last year we were 28DOM on average.

At Edita, Sorry I was out this weekend with a family emergency.

I may take a drive over this coming weekend and visit those addresses, make sure they are as I thought they were, when I used to live in Montclair. @ Steve Wilcox,That would be my plan too: Find a property that might need a little work, get it to comparables on an ARV basis, and eventually raise rents.  

I'd like get an idea of who will be attending the expo in Baltimore this coming weekend.

So I recently got off the phone with a realtor I have been working with to discuss a property I saw this past weekend and will more likely than not put an offer on.

If the property looks ok, I then tell them that I will be having an 'open house' the following weekend.

Other than one 3-bdrm unit that is my bane {though I did receive two applications for it this weekend} all of our units are regularly shown while still occupied and rented before they become vacant.This spring we even had a 'student' house in which we will be renovating the basement this summer to add a second bathroom and two more bedrooms leased-up for September on spec :-) ... needless to say I've offered a nice carrot to my contractor to finish early and under/on budget ... and included a sizeable stick if they run over and I have to put-up my tenants elsewhere.
