Hey all, I am looking for advice on which REI strategies I should be considering and which are just a waste of time.

I closed about the same amount of deals as last year but definitely had a few people waste my time so have become a bit stricter about which clients I take on. 

@Victor MenezesThere are two ways to look at it:1) From the investor standpoint, it seems like the agent is doing the bare minimum and going about their business, not really caring about your investing needs.2) From the realtor perspective, working with/for someone they do not know, has never closed a deal, and spending time analyzing properties on their behalf is more likely to end up as time wasted, so minimum effort is given until that investor proves themself.I personally don't feel that it's the realtor's job to analyze deals/do the homework for the investor, although I will assist in double-checking the numbers on a property that my client is interested in.

Will retaining walls be needed?

So now there's a large hole in the wall surrounded by more tile.

Whether you pay all in cash or use some external financing, it can be a total waste of your time starting to look for locations and properties before knowing that you're gonna be able to pay for the property first (in a way that will give you the return on investment you desire).

Side note, we charged a min $50 fine for pet waste (poop) found.

Challenges was there were various walls that had to be knocked down to achieve the layout of a five bed-five bath home.
