I will hire them to do my due diligence for me..usually 2500 to 5k.. gives me a good idea if I want to go forward.. finding this info on a site like this is pretty useless really .. since each site is unique..

I've noticed that the lower-priced properties that have a bit more cash flow are in the Central Valley, but that's a unique place with unique demographics & agriculture-based economics that deserves a post on its own.
