There are very few properties that fit into this niche that don't have significant defects (flood zone, train/highway adjacent, built in 1800s, etc.).We too are moving into new builds of SFR with the purpose of rental & long-term hold/management.

Find a niche that suits your skill set and passion.  

I think you should stick to bread and butter class C and B rental property and stay away from these niches like student housing or military towns.

I’ve been trying to find the niche that’d fit my interest when it comes to Real Estate & I think after 6 months of reading, listening, watching & thinking I can say I’m interested in becoming a contractor.Currently I’d like to do commercial and residential renovation properties.

There are unique challenges each day and that makes it exciting for me.
