Even since Google has changed their algorithm - I honestly haven't seen any negative effect in terms of the traffic that I get.The traffic tends to come in waves - and is rather unpredictable.

Michael,I am going through a short sale on my wife's property in AZ and I feel the same way and I emailed her to discuss some viable marketing strategies since we are going little if any foot traffic and we lost a buyer previously due to the buyer lease expiring and he could wait no longer to close so that was quite upsetting to see happen. She has a great web site with even better pics and she told me to let her do what she does best so I may have to trust my realtor since I live in VA so I'm on the other side of the country. She did not like the fact I had questioned her marketing strategy since she feels the website is top notch and the fact that realtors do not do "open" houses anymore..??

Similar to how people who work in Seattle have started to go into the Bremerton market so they can commute via ferry, I think that the biggest issue people now have with living in Pierce county is the traffic headaches that you have to suffer through if you work North.

Jacqueline,If you are able to bring properties to me before they hit the MLS, that will be great as I am looking for a realtor who I can use to sell my fix and flips and who knows how to generate traffic to the Open Houses. My plans are to have at least 1 fix and flip open house per month and then as I get bigger to have multiple Fix and flip homes available for resale every month.

Hello BP, for the area to growth there must be some future projects going on and current infrastructure that are hard to duplicate, but it is wise to purchase an apartment near to schools, malls, places of worship & etc because of the traffic, noise pollution and extreme density that may actually increase the tenant turnover as it is uncomfortable to live in such location?

Similar scenarios include me not buying on major traffic streets, homes that back up to railroads, etc as these are detraments to property values.
