I agree with @Anthony Dooley make sure you triple check the ARV and the rehab estimate.I get deals sent to me by about 20 wholesalers and majority of them are just guessing on the rehab.They'll do anything to make the deal sound sweeter to the investor so do your due diligence!

Of course depreciation is recaptured to the extent allowed or allowable.I'm not a CPA, but that's how I read the tax law and it looks black and white to me.

Training is important to me too and looks like the training is way more substantial at RM. 

Interesting in my 30 plus years of HML lending I have never made a loan subject to a judgement.. you as lender would be put into second position and the Judgement holder could if they wanted to do a sherrifs sale and wipe you out.. the real benefit to me is landlords pulling credit..just my experience and who I write my escrow instructions..
