Most HML's will do their own valuation. but if you want to be sure of the value yourself, you can go to a realtor and get a BPO, that may be more valuable than an appraisal because the realtor will be telling you how much they will put it on the market for.Also, if you put the property name in an LLC your only refinance option will be hard money or commercial.

Financing might be better in a larger LLC holding more assets than an empty shell newly formed.I'd say get with your attorney and kick these issues around, it might be better and simpler to do them one offs, but I doubt I would.
