Rent is high around TC but property prices are very high so I'm thinking it will be hard to get anything to cashflow around there..Prices are low in mancelona but the job economy is terrible so I'm thinking it will be hard to find tenants that a good steady income to afford rent and be reliable..

However, I was also helpful before I realized there was so much go gained by doing so, so I don't feel totally terrible about that  :)

I'm not terribly familiar with that area, but that's quite the asking price for a property like that isn't it?

The hotel lobby has the attention of the council members, and they are driving out competition Uggghh sounds terrible.

I have some technical knowledge so I am not terribly worried about understanding the work.

Meaning, if everything went terribly (rehab, rental, being a landlord, market crash, being a landlord) I still have a paid off asset that I only need to pay taxes and insurance for.
