I just think it's important we consider all aspects of a deal. 

I am looking for a brokerage that is investor-friendly (having investor-minded agents, and a focused investor clientele), use more of modern marketing technology, provide training or mentoring for new agents, and have agents and brokers working in office to bounce ideas.

Have someone qualified look over the numbers with you if you are at all in doubt.The reason I suggested looking at your situation in that manner was to take the emotional and inertial aspects out of the equation and narrow in on the pros/cons of keeping/selling your personal residence.

We've agreed that all aspects of financing must be disclosed.

While the taxpayer may have spent time working on various aspects of the activity, certain hours do not count in the tests for material participation: Investor-type activities do not count unless the taxpayer is directly involved in day-to-day management or operations.
