I'm in a situation where I would actually prefer to turn my crowdfunding investments (over $300k of investments across 45 deals) into a trade or business and report it on Schedule C and opt into paying social security tax, etc. instead of just reporting aggregating the income from 1099s and K-1s onto the interest/dividends line of my tax return.

Instead of 30+ spreadsheets with 500 previous sales each I of course would prefer a single large sheet.Without engaging a realtor or having access to the MLS, is this possible?

I say I am sure your not the type that would let some stranger dictate what you do or buy... ( most common response is your damn right I would not) so they are ready for the offending neighbor.Then if I am there and the neighbor try's that BS I say well not sure what your talking about if its so bad why do you live here in the first place. that shuts them up.And if all else fails I tell the neighbor I may just rent this out to a half way house that specilize's in letting drug offenders and other felones get a second chance so its up to them do they want a nice new neighbor or would they prefer the felons.. since they will pay me double the rent.. you just have to be in their face

This is reflected in the distribution of assets in notes in my own multiple portfolios and my two hedge funds and preference to paper vs my much smaller fleet of rentals.

But it only takes one bad year for that number to jump, so I prefer to be conservative and say expenses will be 50%.

The rehab took a bit longer than I would prefer but I did not have any HML to worry about.So this particular BRRR deal seems to have worked out and I have the cash back to do it again...and again..

I replenish the emergency fund and hope there won't be another call any time soon.If the repair is over $200, I can have several estimates from the PM's contractor pool and decide what estimate I prefer.
