With that said, I would still proceed with caution when underwriting, analyzing and projecting returns, but, don't simply buy into everyones thought that the market is doomed, just because that's what everyone is saying.Credit is definitely tightening a bit, meaning less loan proceeds than a few years ago, but banks are still lending with historically favorable terms.

@Joe Walton If the lender will lend you $100k that will be your principal loan amount.

They have local folks who make lending decisions on local loans.

It's a common problem but there are entire books on commercial/portfolio type of lending.  

I'm not sure how you will be able to make $10-15k work in this kind of scenario (one challenge will be finding a traditional lender to lend on a $40-50k property, and a distressed one at that, and even then you'd have to have 20% down since you won't be living in it).
