You have to put together a Purchase & Sale Agreement, and a copy of the Will and whatever "proof" you may have,  call a Title Company, set up Title and email copies of everything to them.

I was recently emailed a land sale price notice from Alabama Department of Revenue for $1,200.

I keep getting emails for a website called myhousedeals.com, but you need to become a member to see any of the "good stuff". 

I actually got a lead generated email  on Labor day from a seller. 

I know that once that supply line of easy cash dries up, the market will correct in the areas that the Chinese have been investing in.

And these deals seem to be selling, often to out of state investors, as fast as the emails get sent out.How can so many investors be lining up to lose money when you only have to visit somewhere like this forum to know of the issues?

Their emails feel copy pasted, there are lots of spelling errors, terms seem too favorable, requirements are vague, etc...Does anyone have constructive advice on how to weed out potential lenders and investors or does anyone have any experience with a fraudulent investor/lender and wouldn't mind sharing their story?

I've tried to contact the listing agent (calls, voice mails and emails) and no response.

I could email u both.

However, the language in the the first item and the email response does make it appear the seller would be handling at least that first item.
