There are a lot of full-blown property management software systems out there with accounting modals (Builduim, Doorloop, Rentred, to name a few) but they do a lot of other things besides accounting, bookkeeping, and taxes so not the same thing as QBO.QBO has a few cheaper competitors Stessa & Digb.com that are specifically set up out of the box for real estate investors (e.g. income/expenses categories are things you'd recognize like repairs, appraisal, etc.) and there is no need to set up a separate class for each of your properties since the portfolio already includes these.

You will generally find that almost everywhere, including unincorporated counties that house urban cities, rooming houses or border loging is specifically prohibited OR includes specific permit regulations like obtaining a Conditional Use Permit.

While we don't do remodel work (e.g. garage conversions), I've heard from contractors who do that the typical range for all-in costs is ~$100-120K.2) ADUs are not as wild west: in the early years, we saw inconsistent application of requirements for things like upsizing water meters & lines, soils reports, surveys, electrical panels, stormwater management (all depending on property specifics & jurisdiction).
