I look at rent/square foot for other Zillow listings.There are also sites like rentmonkeyTrulia (basically Zillow) has a nice map that you can interact with: http://www.trulia.com/real_estate/Pittsburgh-Pennsylvania/market-trends/I think for a lot of those things it depends on how urban your areas.

Due to the litigious society that we live in, can a suit be brought again the landlord?  

I'm not saying not to protect your interests, but please realize you are performing a basic function for society and need to let your responsibility match your power. 

They must care for the pet according to recommendations of the AVMA, AKC, ASPCA and Humane Society.

Check with the local humane society or pet license agency.  

This thread is uplifting in a way, it is a message to leasing landlords that you are not alone in what you come to see in society when trying to find a reasonably sane, responsible and solvent tenant.

Start looking at thousands of retail properties a week and high levels deals and then people can gain fluid knowledge of the retail space.The cold belt retail states are likely to be hardest hit where they might have more sit down in urban core at inflated rents per foot.

Our society sure is getting entitled. 

Just as an example families combined with two wage earners made a lot of urban multis obsolete...changing use to condos drove appreciation.
