There's a lot simpler, and easier ways to do this!

I'd be surprised to find a company like Blackstone backing a smaller syndicate firm (they are just too big to do that), but I get your concept in general. 

I wouldn’t ramp up too fast until I had proven my concept and had systems in place.

We like the Stack concept, however we would need to start with Multi unit buildings and several at a time in order to meet timeline to retirement.  

Then, if you want to get a jump on the concepts for deductions, take a look at form Schedule C. 

The concept of "my team" is absurd.

If you encounter a concept that requires clarification, BP is quite helpful.

I'm not sure if Denver's draconian STR regulations has crushed that concept, yet.  

I've seen one situation where a second floor was added that had the same layout at the existing first floor - it turned out to be a simpler process, though it still involved underpinning the foundation and of course all of the engineering and permitting requirements normally required.Also be aware that, depending on the age of the existing structure, you may have to deal with geotechnical. 

I'm actually a bit surprised that someone who is licensed thinks that something is "common knowledge among professionals" isn't more versed in the legal concepts and arguments for and against the topic but regardless my stance is still the same.
