It’s a SFH and I don’t rent it by the room, but I bet State Farm wouldn’t have a problem with it on this type of policy.I ended up with this policy after searching almost 6 months for someone who would cover an STR in a high wildfire risk area.  

Some inspectors may eyeball the work performed and feel it is sufficient to sign off and yet others will ask you to open up the walls to ensure everything was done to code.

Hi Jason - What i can suggest is create tax projections considering scenarios what if property is in your name and what if it is in wife name and see where you end up paying lower taxes.

The lack of competition from new supply magnifies their returns, jacks up their long-term rents on average, and skyrockets housing costs.

This deal has massive upside and I could not pass it up.
