What paperwork do you suggest I serve?

@Christy Holt start eviction process ASAP and serve them a 5 day notice to quit.

I understand this takes creative financing to a different level, but I do believe in real estate and believe that this model will serve me better long term than the investment account.

I have a tenant who hasn’t payed rent since March ,Been 5 month without pay .My attorney started eviction process ,Tenant was surprise he was served with legal paper ..I mean what was I suppose to do ?

What kind of a legal document would serve best for this?

If so, there's too many unknowns for anyone to answer that question definitively based just on what is posted.What I can tell you is that a 30 or 60 day notice is not the same as an eviction, so there's no problem serving such a notice, and if they move out voluntarily at the end of the notice period you should be fine.

A policy loan is a loan from the insurance company with your cash value serving as collateral.
